Highly Coveted Peninsula Position
Standing prominently on an elevated headland overlooking Bruny Island, the D'Entrecasteaux Channel and Trial Bay, this remarkable property provides a once in a lifetime opportunity to capture the ultimate in serenity and privacy. Positioned on a 42 acre, north facing, virtual waterfront parcel, this unmatched home is only 30 minutes from Hobart.

THE HOUSE
Acclaimed for its architectural excellence, multi-award winning, 'Trial Bay House' offers an unrivalled lifestyle experience. Enjoy the relaxed, understated tastefulness and the artistic simplicity that is the hallmark of this outstanding residence, perfectly encapsulating the quintessential Tasmanian dream.

More than generous proportions, beautiful soaring ceilings, the use of natural timbers and strategically situated double-glazed windows and doors, combine to provide a synchronicity with the surrounding environment. The home redefines spatial elegance by seamlessly integrating the two distinct wings via an enclosed walkway. Whether for a growing family, hosting guests, or creating dedicated spaces for work and play, this dual winged design brings unparalleled versatility. Each bedroom has its own ensuite, in the second bedroom this can be found discretely behind what appears to be just a wardrobe door, and both the main and the loft bedrooms have their own private, garden access.

The inspiring and entertainment-ready kitchen faces out across the manicured lawn to the spectacular Channel views and the master bedroom is more than just a place to sleep, it's a personal sanctuary, where comfort, style and relaxation converge.

Unlike many Tasmanian waterfront properties, the home is sheltered from the prevailing weather due to the catabatic effect of the bushland on the southern edge and the Aurora Australis can often be seen from the house.

THE COTTAGE
Recently added to accommodate guests, the cottage has been meticulously crafted from Shou Sugi Ban charred timber cladding, which protects and reduces maintenance, and Corten Steel which provides a striking contrast against the black cladding and lush green surrounds. Fully insulated with double glazed doors and windows, the extra-large sliding doors open out from the spacious combined living area to the concrete deck. Glass balustrading has been thoughtfully used so as not to impede the soothing and peaceful views through the native landscape and across Trial Bay.

THE LAND
The organic acreage is currently easy to manage and yields excellent weed-free animal feed, averaging 95 x 4-foot round bales of hay per annum. The application of microbes and resting the pasture regularly has restored the soil quality to a high standard over the last 20 years and noxious weeds have been almost eliminated. Alternatively, the north facing paddocks would be perfect for growing olives, fruit orchards or creating an incredible vineyard, a lucrative option in this desirable tourist destination. Suitable to run stock such as horses, alpacas, sheep or cattle, the land could also just be maintained as a nature re-wilding project.

There is abundant water in three dams, with an approximate total of 5 megalitres. They are spring-fed and rain-fed, and overflow into each other, with excess water running into Trial Bay via a creek. The bush is a haven for native animals and birds endemic to the region including pademelons, echidnas, possums, Tasmanian devils, quolls, bandicoots, eagles, owls, kingfishers and many others.

Hundreds of trees have been planted over the property in the last twenty years, including a Blackwood firebreak on the north-western corner of the housing compound.

THE INFRASTRUCTURE
Recycled convict stone forms a warm thermal mass to enhance productivity in the extensive vegetable garden and adds to the feeling of walking amidst your very own botanic gardens within the 2-acre fenced area around the home. Espaliered stone fruit, lemons, apples, raised vegetable beds and established plants, some up to 40 years old, produce much more than an average family can consume.

A fully insulated, as-new storage shed is situated near the entrance of the property and it has a sloped concrete drive, roller door, internal shelving and rotating air vent. It maintains a very stable temperature and is suitable for farm equipment, a wine cellar or general storage.

There is a 10-kW solar array with 48 panels plus a Tesla Lithium Battery. The solar could easily be expanded to allow the property to become fully off-grid if desired. A horse shelter is in the paddock below the house with water available and two additional large sheds for firewood storage, farming or leisure equipment are on top of the hill near the solar array. The house garden is animal-proofed with an electric fence, and access is via 3 gates. State-of-the-art irrigation is installed and controlled via a mobile app which can be seasonally adjusted. Water tanks for the house and cottage hold 80,000 litres, and there is another tank specifically for firewater in front of the house.

For boating, kayaking or SUP boarding enthusiasts there is a jetty which does require some TLC, but the owners have continued to pay the Crown lease fee to retain this rare feature for future enjoyment.

THE LOCATION
Embrace the unique lifestyle on offer in this sought-after location with popular restaurants, cafes and the Bruny Island Ferry terminal nearby. Kettering is a fast car or walk-on ferry trip to Bruny which is popular for its foodie culture, pristine beaches and national parks. Immerse yourself in the local sailing community and take advantage of the Oyster Cove Marina which has berthing for approximately 300 boats, a boatyard with hard stand facilities and multiple onsite trades. The Kettering Point walk, along the breathtaking coastal track, starts at Trial Bay and leads directly to Ferry Road.
